The interior of the north building of Northside Terrace has been completely stripped out as part of the first phase of Mecca Companies’ plans to renovate the property.
Kyle Bach, president and CEO of Mecca Companies, said they acquired the property that sits on the corner of 20th and Northside Blvd. in November 2013.
“We’ve completed the interior demolition of the north building and have started framing up the units in floors three, four and five,” Bach said.
Brittney Garvin, Bradley Company property manager for Northside Terrace, said that renovations won’t start on the middle and south building until after the third building has been complete.
“They are basically gutting the buildings out and redoing it all,” said Garvin.
Bach said the north building renovations will be done by April 1, the south building by June 1 and the middle building by August 1.
“It’s very difficult to market the buildings as it is right now. I know it’s a very outdated property but we plan to change that and change perceptions of that,” said Bach.
Once renovations are complete the property will be known as the Annex of South Bend.
Carmelo Rosario, IU South Bend student and current resident of Northside Terrace, said he is curious to see how Mecca Companies will change the property and welcomes any updates to the building.
“Living here currently is okay. The reason I say okay is because the buildings were built originally in the ’50s and have very old styles to everything,” said Rasario.
Rasario said it seems like they are trying to focus on student community with north building.
Bach said the north building will serve as common space for the tenants with different amenities like a business center, theater room and pool table.
He said there will be 66 total units and approximately 132 bedrooms. Rates will run from $520 to $730 depending on the floor plan.
“Once the north building is complete we hope to also have all the exterior renovations done. Then people will start to see the changes we’re making.”
